Building a custom home is one of the largest financial decisions you’ll make, and one of the most common questions we hear from prospective clients is some version of: where does the money actually go, and how do I stay in control of it? It’s a fair question. The budgeting process for a custom home is more involved than most people expect, and without a clear structure in place, costs can feel unpredictable.
At Lithium One Homes, we’ve built our process around giving clients financial clarity at every stage. You sign a single contract with us, and we manage everything from design to final walkthrough. That means you’re not piecing together quotes from separate contractors or trying to track multiple invoices across a dozen suppliers. You have one point of contact, and we handle the rest.
One Contract, No Surprises
When you build with Lithium One, one agreement covers everything: architectural plans, structural engineering, permit submissions, trade coordination, and material sourcing. You review, approve, and sign once.
This matters for your budget because it removes a common source of cost surprises. When consultants and contractors work independently, scope gaps tend to show up as change orders. With our model, the people doing the design are the same team managing construction, so the numbers in your budget reflect what actually gets built.
Upfront Pricing on Site, & Design
Before you purchase land, we help you assess zoning restrictions, allowable building size, and what it will cost to service the lot with water, sewer, gas, and hydro. Site conditions like soil quality, slope, and access also factor into early cost estimates, and they vary more than most buyers expect.
Once you have your lot, we move into site preparation, permitting, and design. Clearing, excavation, grading, and utility connections are all scoped and priced early, alongside your full construction documents and permit submissions to the City of Prince George.
Milestone-Based Payment Structure
Rather than billing by the calendar, we tie every payment to a construction milestone. This gives you a clear picture of what you’re paying for and when, and it means no invoice arrives without visible progress behind it. Here’s how the four stages break down:
- Stage 1 – Pre-Construction and Design. Covers all design work, planning, and permit submissions. Payment is due after your final plans are approved and prior to permit submission.
- Stage 2 – Foundation and Framing. Covers excavation, foundation, slab, and full structural framing. Payment is due once framing is complete and has passed inspection.
- Stage 3 – Lock-Up. Covers roofing, windows, exterior doors, and weatherproofing. Payment is due when the house is fully closed in.
- Stage 4 – Final Completion. Covers insulation, drywall, flooring, paint, cabinetry, plumbing, electrical, and all mechanical work through to final inspections. Final payment is due at substantial completion and your walkthrough.
Our payment stages are structured to align with standard construction draw schedules, so if you’re financing your build, we can provide the cost breakdowns and progress updates your lender needs to release funds on time. We’ve done this enough times to know what banks need and when they need it.
Our scope ends at move-in ready. Landscaping, fencing, irrigation, driveways, and exterior lighting are not included by default, but can be priced and scheduled as separate services. We’ll let you know when to plan for them and can point you toward trusted local trades when the time comes.
Clear Costs From Start to Finish
Even a well-planned build will encounter variables once construction is underway. Material prices shift, design decisions evolve, and site conditions occasionally turn up something unexpected. We advise every client to set aside a contingency reserve of 10 to 15 percent of their total budget, and any change to scope or cost is documented and approved before work proceeds.
We also work closely with your lender to keep financing on track. Our payment stages align with standard construction draw schedules, and we provide the cost breakdowns and progress updates your bank needs to release funds on time.
Building a custom home in Prince George is a significant investment, and the budgeting process deserves the same attention as the design itself. When you understand where the costs come from, how payments are structured, and what to plan for along the way, the financial side of a custom build becomes a lot less intimidating.
